The house

One level, built for a group

The house sits on a full acre, on a private road shared by four homes. It's all on one level, with vaulted wood ceilings, a stacked stone fireplace and a kitchen built for a crowd. Every bedroom has its own bathroom.

Out back, the big covered deck has plenty of seating and stays usable in the rain, with the grill and the hot tub just off it on the open deck. A flagstone path leads down to a stone fire pit at the water's edge and a private dock with a swing and a swim ladder.

Harps grocery, a liquor store, gas and restaurants are all about five minutes from the house. Uptown Hot Springs and Oaklawn are about 15 minutes, and Garvan Woodland Gardens is close by.

"The layout works really well for a group stay. It was nice to have both a large indoor and outdoor gathering area."

The lake

Calm water, right out back

The house sits on a quiet finger of the lake that's a no-tow zone, so the water stays calm. Along the sea wall the water runs over pea gravel, a good spot for little ones to wade. Off the end of the dock it's deep enough for swimming and fishing.

Ankle to 4 ftalong the sea wall, roughly
7 to 9 ftoff the end of the dock, roughly
No-towzone, so no ski wakes

Depths change with the lake level, so they're approximate. Check the water yourself before anyone swims, and no diving headfirst.

Bring your boat and use the slip, or rent one a few minutes away. Great White Rentals delivers pontoons right to our dock, and Salty Dog Boating Center and Gregg Orr Marine rent by the half or full day at the Highway 7 bridge. Three lakeside restaurants have their own docks if you'd rather go to dinner by boat.

Our part of the lake fishes well for bass, crappie, catfish, bluegill and bream. About half a mile west, this finger of the lake ends in a shallow cove that's a good place to fish. Atchley's Outpost, about five minutes from the house, sells live bait and tackle. Anyone 16 or older needs an Arkansas fishing license.

Questions

Before you book

How does booking direct work?

Pick your dates and send a request. A request isn't a booking. John Aaron gets in touch, usually within the hour, to talk through your stay, then sends the total, how to pay, and the Guest Agreement and Direct Booking Terms to sign.

Your dates are booked when your payment arrives. A Zelle payment books them right away, and a check books them once it clears. Until then the dates stay open, and if someone else books them first, we send your payment back in full.

Once you've signed and paid, deposit included, you'll get the door code before your stay.

How can I pay?

The full amount is due when you book, along with a refundable $1,500 damage deposit. You can pay by Zelle or by check.

For a stay that starts within two weeks of booking, please pay by Zelle.

What if I need to cancel?
  • 14 days or more before check-in: a full refund, less a cancellation fee of $300 or 5% of the stay, whichever is more.
  • 7 to 14 days before check-in: half of the stay's price back.
  • Less than 7 days before check-in: no refund.

If we ever have to cancel on you, you get everything back.

Is there a damage deposit?

Yes, a refundable $1,500 deposit, paid with your stay. We return it within 14 days after checkout, less the cost of any damage, and tell you what we kept and why, with photos.

What are the house rules?
  • Up to 12 guests, and the person who books must be 25 or older and stay the whole time.
  • Quiet hours from 10:00 pm to 8:00 am. No parties or events.
  • No smoking and no pets. Service animals are welcome; please tell us before you arrive.
  • No diving headfirst into the lake, and no cleaning fish in or around the house.
Can kids use the hot tub?

Yes, with a few rules. The hot tub holds up to five people and stays at 102 degrees or lower. Children 5 to 10 need an adult watching the whole time. Children under 5 need an adult in the water with them, a life jacket and a swim diaper if they still wear diapers, for no more than 15 minutes at a time. Please rinse off lake water with the hose before getting in.

Are there cameras?

Five outdoor security cameras cover the front doors, the carport, the back deck, the yard and the dock, and two of them can see the hot tub. There are no cameras or listening devices inside the house.

Can we arrive early or stay late?

Check-in is 4:00 pm and checkout is 10:00 am. If the night before or after your stay is open, we can often arrange a noon check-in or a 2:00 pm checkout for $100 each. Ask us the day before.

Can I bring my boat?

Yes. The slip is yours for your own boat or a rental. Back the trailer into the driveway, which has plenty of room. The nearest public ramp is at the Andrew H. Hulsey State Fish Hatchery. In Arkansas, anyone born on or after January 1, 1986 needs a boating education card to drive a motorboat.

The carport is low, so taller vehicles shouldn't drive through unless you're sure they'll clear.

What do we need to bring?

The house is stocked the way you'd stock your own home: sheets and towels, a full kitchen, coffee makers and a starter supply of paper towels, toilet paper, soap and detergent. For a longer stay or a big group, plan to pick up more. Firewood isn't guaranteed, and Harps and Lowe's sell bundles.

Where exactly is the house?

On a private road with four homes, about five minutes from Central Avenue, 15 minutes from Oaklawn and about 20 from downtown Hot Springs. We send the address once you've booked.

What do you do with my information?

We use what you send us only to answer your request and run your stay, and we never sell or share it.

House rules

These are the same rules as the welcome guide at the house. They're part of the Guest Agreement, which you sign before you pay.

The house

  • This is a smoke-free and pet-free home. Smoking or a pet inside means leaving early, a $1,500 cleaning charge and no refund. Trained service dogs are welcome; emotional support animals count as pets.
  • Only the guests on your reservation may stay overnight. The house sleeps 10 in beds, plus up to two children on air mattresses, for 12 people at most. No parties or events.
  • The person who books must be at least 25 and must stay at the house for the whole stay.
  • Groups larger than 10 must let us know before booking. Each guest over 10 adds an extra guest fee, which covers making up the air mattresses, and it must be paid before your stay.
  • Quiet hours are 10:00 pm to 8:00 am. Sound carries across the water, so please keep music, TV and voices down after 10, inside and out.
  • Please don't move or rearrange the furniture. It scratches the floors, and if furniture has to be moved back for you, there is a charge.
  • No wet swimsuits or towels on the indoor furniture.
  • Self-tanner and bronzer stain bedding and upholstery for good. Please don't sit or lie on the beds or furniture after using them.
  • No spray sunscreen indoors. Outside, please spray it over the grass rather than the deck, which stains.
  • Towels, bedding, kitchenware and patio furniture stay at the house.
  • No cleaning fish in or around the house.
  • Only toilet paper goes in the toilets. The house is on a septic system, and a clog from anything else is charged at the cost of the repair plus 20%.
  • If something gets spilled on the furniture, blot it with cold water, never hot, and let us know right away so we can have it cleaned properly.
  • The master bedroom French doors are padlocked and stay closed for your safety. Please don't try to open them.
  • No diving into the lake. Please follow the no diving signs.
  • If anything gets broken or damaged, please tell us. Repairs and replacements are charged at cost plus 20%.
  • There are no cameras or listening devices inside the house. Five outdoor cameras cover the front doors, the carport, the covered porch, the backyard and the dock, and two of them can see the hot tub. We only look back at the footage if something needs checking after a stay, such as damage.

The hot tub

  • Up to five people at a time.
  • Children under 5 only with an adult in the water with them, wearing a life jacket, for no more than 15 minutes at a time, and in a swim diaper if they still wear diapers.
  • Children 5 to 10 need an adult watching them the whole time they're in the hot tub.
  • Pregnant women and anyone with heart disease should stay out. Anyone with another health concern should check with a doctor first.
  • Stay out with an open cut or sore, or a stomach bug.
  • Keep the temperature at 102 degrees or lower, and limit soaks to about 15 minutes.
  • Rinse off before you get in, and rinse lake water off with the hose. No soap, lotion or oils in the water.
  • No glass and no food in or around the hot tub, and no one under the influence of alcohol or drugs.
  • Never sit or stand on the cover. Every time you get out: jets and lights off, cover closed and buckled.
  • If the water has to be drained because of dirt, food or anything else that doesn't belong in it, there is a $200 cleaning charge.

Fires

  • Always keep the screen in front of the fireplace, and never leave the fireplace or the fire pit unattended.
  • Fallen limbs and driftwood are for the fire pit only, not the fireplace.
  • Firewood isn't guaranteed. Harps and Lowe's sell bundles.

Checkout by 10:00 am

  • Leave the sheets, pillows and blankets on the beds.
  • Wet towels go in the laundry room sink, dry ones on the laundry room floor.
  • Load and start the dishwasher, and hand wash anything that isn't dishwasher safe.
  • Clear out the fridge and toss any food that will go bad.
  • Take all the trash out to the bins, and roll any bin with trash in it down to the street.
  • Set the thermostat to 76 if it's on cool, or 64 if it's on heat.
  • Hot tub: jets and lights off, temperature down to 80, cover closed and buckled.
  • Lights, fans, TVs and music off, and put back any furniture that was moved.
  • Lock every door on your way out.
